We offer a Fully Integrated Design Service providing everything needed to Plan, Produce, Prepare, and begin Vertical Development.

Whenever possible, PT NSG will utilize a Design + Build Method for our Developments.

One of the great benefits of a Design + Build approach is the ability to work in synch with all internal teams as the project progress. In a Design + Bid + Build Project, the entirety of the Design, Construction Documentation, and Bidding Process must be complete before a project can start. This is not the case with a Design + Build Method. 

We are able to start construction and move through the initial stages of the site work, foundation, and structure as the Design Team completes documentation for the finish stages. As our whole team is working in synch, we always know the progress and schedule of work needed for the next steps of the building. Being able to start construction many months earlier than would be allowed in other construction methods, is a huge benefit for all involved. 

As the Design Team is closing in on the finish for all final Documentation, the Construction Team is wrapping up the final stages of structural work ready to receive the next Phase of Building.

As a General Contractor, PT NSG will act as the main link to the owner for all construction works. The responsibility for all construction work lies on the General Contractor, whose ultimate responsibility is to hand over a completed project as specified in the contract. Our Contracting Services is a good fit for clients comfortable dealing directly with the Contractor for their project, or for projects with existing management in place.

PT NSG provides complete Construction Management (CM). As the CM, all works for the project will be planned, supervised, approved and handed over to the end user. 

Our Construction Management (CM) team oversees the construction works by the General Contractor or Subcontractors for the construction aspects of a project only. A CM will focus on the construction works only, where as the PM will coordinate all project participants at a higher level.  

In both management positions, PT NSG advocates for and supports the initiatives of the client as the go-between between clients and the hired team. When PT NSG is providing PM/CM services, we will work off a percentage of the total project value.

Manage

PT NSG provides Project Management (PM) for our Real Estate Development projects. Our service starts at the acquisition stage and continues the way through to Project Handover. 

The PT NSG Project Manager oversees all aspects of the project from the very beginning to the very end. The PM will ensure clear scopes of work are delivered, deadlines and budgets are met and quality standards are realized.  

One of the final steps for the PM  is to transmit all RFP and establish the Development team. Once all costing and schedules are locked in for the project, the Vertical Development begins. The PM oversees all project participants, coordinating all efforts and once this stage is complete, the PM will shift to the final stage of Development, Occupy + Operate.
