Starting with the Programming allows for the project to be defined clearly for all future works to come. The Programming process begins by gathering all available General Information pertaining to the property and location. We will then work with the client to fully understand the Project Goals and outcomes. Following this, we review the space to determine the actual potential and limitations the property may have. Next we will consider the financial capacity and budget constraints expressed by the client. With the realization of all this information we will be able to deliver a General Project Scope. This becomes the basis and road map for the remaining work to be done during the Planning Process.

Project Program Detailing The Full Scope of The Project
The next phase in the Planning Stage is to perform an in depth analysis of existing conditions, access and utilities.

We will order surveys for topography and soils to understand the site conditions for future design and building, determine best use of space to utilize wind and sun. After that we will also survey all access to property and perform inquiries into the utilities available on site and nearby. All of this information combined with the General Project scope will allow us to move to the next phase of the Planning Process.

DUE DILIGENCE | DELIVERABLES.

Project Analysis Report Detailing all Due Diligence Findings
The Concept Planning allows for the vision of the project to take form. We are able to put the ideas and information to use with actual presentations showing sketches of land use, placements and full property potential. Total unit potential road access points, positioning and orientation are shown. The Concept Planning allows for visualization of the project potential and use.

CONCEPT | DELIVERABLES.

Presentations of Project Concept
Our Final Deliver for the Planning Services is The Project Brief, or Program as it is know in some countries. This is a full project summary detailing the spatial elements to be further designed. The Brief will include a project cost estimate, timeline and also detail all additional services, consultants and works required to realize the stated goals for the Project. The Brief is essential to begin the actual design phase. The information contained in the Brief will allow the Design Teams to fully understand the scope of the project, the needs of the client and the parameters set for design. The Project Brief can also be used in creating the Executive Summary for investors as a RFP for future services to be pursued.
