Our Management Services

PT NSG provides complete end-to-end Project Management (PM) and Construction Management (CM).  As the PM or CM, all work for the project will be planned, supervised, approved, and handed over to the client. 

PT NSG provides Project Management (PM) to oversee the entirety of a project, including the works of all consultants and contractors. The Project Management Service is generally brought in at the beginning of a project and reserved for high-end and multi-unit projects, where coordination between many consultants and contractors is required. 

Our Construction Management (CM) Service oversees the construction works by the General Contractor or Subcontractors. A CM may come into the project after the design phase is complete and will focus on the construction works only. CM is a great choice for those looking to have an added layer of checks and balances. 

In both management positions, PT NSG advocates for and supports the initiatives of the client as the go-between between clients and the hired team. When PT NSG is providing PM/CM services, we will work off a percentage of the total project value.

Planning | Phase 1
The first step is to clearly define the project. We will assess the needs of the client, limiting factors of the location and any other potential restraints. During this phase we will develop preliminary costings, budgets and timelines. Additionally, the Safety and Risk Management plans are developed during the course of the Planning Process.

Preparation | Phase 2
Once we are able to fully articulate the scope of the project, we are ready for Team Building. This will entail a Tender Process which is delivered in two parts. First the Design consultants are selected and once their work is complete, we can repeat the RFP process again for the Building Teams.

To start the Design Tender, we will prepare all the documentation needed for the RFP. We will assist in selecting candidates to receive the RFP and delivery all Tender Documents. We then clarify all RFI and receive all final Proposals. During the Design phase, we work with all parties to add value engineering, coordination, clarification and Soft Development expertise.

Once the Design Phase is nearing completion, we will repeat the Tender process for the Building Team. As all the contracts are awarded, we prepare to enter into the Operating Stage of the Project with the actual project Budget, Schedule and Team.

All Preparation
With the Teams in place and all documentation secure, the Build Out can begin. During this stage, we will deliver all the PROJECT ADMIN services for the duration of the project. Our primary objective for this aspect of our service is to ensure all information, processes and documentation are circulated, controlled and delivered in accordance with the contracts.

During the Build Out stage, we are also responsible for REVIEW + APPROVAL of all work and material provided to the project. We will be monitoring progress, authorizing payments to contractors and checking quality of product.

Other ongoing responsibilities include reporting of project events to stakeholders, approval of changes, revisions and adjustment to schedules and timelines as needed.

The Final stage for our Project Management Service is the Hand Over.

In order to CLOST OUT the project we are tasked with the collection and distribution of all final documentation as per all contracts related to the project. We perform final approval of all work, provide final reports, ensure all payments are made and all contracts are Fulfilled.
