The Pre-Development starts with an Idea. What are the goals, objectives, ROI needs, capital limitations and concepts to be explored. The clear understanding and clarification of this idea leads to the next step, The Location.
With the initial needs laid out, its time to locate the perfect On this journey, we will work with our network of Real Estate professionals to identify the best property for the development. During this process, we will perform Due Diligence, Preliminary costing projections and look at the Potentials + Limitations realizations.
Once the property is identified, we can begin to conceptualize the project through different analysis that answer questions such as, "What should you do based on the market options and market needs? What is financially viable? How to proceed, what is next, who is needed, and how long will it take?" These are all extremely important questions that need clear and accurate analysis in order to craft a plan for success.
PT NSG first reviews the market and then complies with the relevant information to identify the ideal Target Market. With this information, a financial model can be created to prove the financial viability of the project, Once the analysis are complete, methods of project delivery can be produced.
The analysis in total, will include research into the Market, Financials and Strategy. These are the cornerstone fundamentals to see the project move forward with confidence.
With a clear understanding of the market demands, a financial awareness and a plan to proceed, we can now start planning the concepts in a visual format. This will include master planning, spatial planning and best use of space implementations.
From here we will enter into the next stage of the development.
Design | Build | Manage
The second stag of Development is going Vertical. With a project concept ready to develop, we begin the Design phase, which includes all Architecture, Interior Design and Engineering. We produce Plans and Documentation for construction as well as supportive Marketing +Sales material to being pre-sales.
With the Design phase complete we can move to the Construction phase of the project. This will include site development, building construction and all other project improvements required.
During the entire process, PT NSG employees Project and Construction managers on site. The Management team is responsible for ensuring all specifications are realized with the highest standards and quality. Schedules and Budgets are monitored and risk managed at all times.
Once the Vertical Stage is complete, its time to move to the final stage of the development.
OCCUPY + OPPERATE
Marketing | Sales | Property Management
The final stage of a development is to see the project in operation. This will entail occupying the space with tenants or new buyers.
PT NSG works with the Marketing + Sales team in the early stages to produce material required to realize full occupation in rapid time.
Our network of Property Management professionals are also involved from an early stage to prepare and deliver the project to rental users.
The final step is to ensure a smooth and clean handover to the new users. This will include all documentation, literature and warranties.
