Design

This stage allows for the project program to take the form of conceptual realization. During this stage, all information gathered during the Pre-Design and Onboarding process will be applied to create conceptual designs and Imagery that allow for full visualization of the project. The purpose of this stage is to realize the general conceptual aspects of the project.

SCHEMATIC DESIGN | DELIVERABLES | 4-6 WEEKS .

Site Programming (Pre-Design Work)
Conceptual Layout for Structures and Floor plans (Includes 3 Concepts, 5 Revisions of the accepted concept)
Interior + Exterior Materials Concepts (Mood Board Presentation)

Once the schematic design is accepted, Quality Imagery is produced, and absolute dimensions and locations are settled. A full visual representation of the interior and exterior are provided in 3d Imagery and motion formats. The purpose of this stage is to gain a full understanding of all elements and placements within the spaces.

DESIGN DEVELOPMENT | DELIVERABLES | 4-6 WEEKS .

3D Modeling of Interior | 3D Renders Provided (Revision maximum twice)

Walkthrough Video

This last delivery provides all final details for the Design. Profiles, Specifications and installation methods. Every detail is meticulously developed and overlaid page by page to ensure the highest level of delivery of the end product. The purpose of this stage is to produce all documents required for Bidding and Construction.

Engineering (Analysis + Calculations)

Design Specifications (Details Finishes, Fixtures and Material Selections)

During the Bidding phase, RFP will be provided. We will coordinate, deliver and clarify all Documentation prepared for Tender and document all RFI, Submittals and Transmittals exchanged. Once the client has selected the consultants, PT NSG will prepare for the Final Phase of the Design Process, Construction Administration.

During the Build Out of Construction, PT NSG will provide Construction Administration. Our duties will entail inspection of work performed to ensure the building methods and materials used are in accordance with the specifications of the Construction Documents. We will also provide ongoing support for clarification for issues the construction team may encounter.

Ongoing, PT NSG will provide approval for Variation orders and progress payments for works completed. The Final step during this process is to sign off on all works. We will provide a punch list for any items overlooked by the construction team, and verify once the Contract is fulfilled.
