Occupy + Operate is The Final Stage of Development. We set up all Marketing + Sales efforts to take place and ensure progress is realized. We work with our network of legal experts to allow for all documentation to be drafted and executed. Our vetted team of Property Managers will take on all lease and rental duties to allow for long-term strategies to play out as expected. With the cycle complete, it is time to repeat the success and start a new project!

During this initial phase, we analyze the current market conditions, the objectives of the project, our target markets, and local competitors. With this information, we develop a financial analysis, options for best use of space, and identify additional revenue streams. The next step is to determine the most appropriate means and method of marketing through the many tools at our disposal. In phase 2, we develop the hard and soft marketing collateral for all digital and in-person sales efforts. This includes all written, visual, audio, and graphic content for digital media, print, advertising, and presentations. We further these efforts with ongoing audits and data collection from a full range of sources.  We continue to adjust and refine our strategy and content in real-time.  This use of technology combined with data-driven results allow for the maximum effectiveness in all marketing campaigns.

In phase 3 we connect and engage with potential clients in real-time. Utilizing best practices, we deliver high-quality information to the most appropriate demographics-the prospective buyers. For off-plan projects, we will utilize visuals, such as photos, videos, and floor plans, to accompany the presentation and give a clear idea of what the property looks like. During each presentation, we will highlight the unique selling points of the property, such as its affordability, views, or proximity to local amenities. Our team will always be up to date with the project and prepared to answer any questions the clients may have.

Closing a real estate deal involves a number of steps and requires the coordination of multiple parties. The sales team is responsible for ensuring that all of these steps are completed efficiently and effectively. The process begins with an initial meeting between the buyer and the sales team. During this meeting, the team will present available properties and help the buyer identify which ones best meet their needs. Once a property has been selected, the team will help the buyer complete any necessary paperwork and arrange financing or other payment options. From there, the team will work with the seller's agent to negotiate the sale price and ensure that all contingencies have been met. Once all parties are satisfied with the terms of the sale, the team will help the buyer and seller complete the final paperwork and arrange for any necessary transfers of funds or ownership.
